When buying a home, the floor plan is one of the most important parts of the brochure. A floor plan lets you picture the size of each room, where the bedrooms are, how the family moves around, and even the direction of sunlight. Unfortunately, many buyers only glance at the number of bedrooms without really reading the plan.
This article explains how to read a house floor plan, from symbols and measurements to the things to check before deciding to buy.
A floor plan is a top-down drawing of a house, as if it were sliced horizontally at about one metre high. It shows the room layout, walls, doors, windows, stairs, and the size of each room.
For multi-storey homes, there is usually a separate plan for each floor, such as a ground floor plan and a first floor plan.
Use the north arrow to estimate the sun's position:
A good floor plan usually divides the house into three zones:
If you are comparing homes in Kota Harapan Indah, Bekasi, several of Damai Putra Group's newest clusters offer two-storey home types with different floor plans:
What is a floor plan?
A top-down drawing of a house showing the room layout, walls, doors, windows, stairs, and room sizes.
How do I read a door symbol on a floor plan?
A door is drawn as a line with a quarter-circle arc showing which way it opens.
What does a 1:100 scale mean?
Every 1 cm on the drawing equals 1 metre in real life.
Why do rooms feel smaller than the plan dimensions?
Plan dimensions are often measured from the wall centreline, so usable space is reduced by the wall thickness. Furniture also makes rooms feel smaller.
What should I check on a floor plan before buying?
Bedroom size, the number and position of bathrooms, stair position, carport size, service area, storage, and sunlight and ventilation.

What Is a Floor Plan?
A floor plan is a top-down drawing of a house, as if it were sliced horizontally at about one metre high. It shows the room layout, walls, doors, windows, stairs, and the size of each room.
For multi-storey homes, there is usually a separate plan for each floor, such as a ground floor plan and a first floor plan.
Common Floor Plan Symbols
- Walls: drawn as thick lines or dark-filled areas.
- Doors: drawn as a line with a quarter-circle arc showing which way the door opens. Sliding doors are usually drawn as lines parallel to the wall.
- Windows: drawn as two or three thin lines within the wall.
- Stairs: drawn as a series of parallel lines with an arrow showing the upward direction.
- Sanitary fittings: toilets, basins, and showers are usually drawn as simple symbols matching their shape.
- North arrow: marked with an arrow and the letter N or U, important for reading the direction of sunlight.
- Room names or codes: such as KT for bedroom, KM for bathroom, living room, kitchen, and carport.
How to Read Measurements
- Units. Measurements are usually in metres or centimetres. Check which unit is used.
- Scale. Technical drawings usually have a scale, such as 1:100, meaning 1 cm on the drawing equals 100 cm or 1 metre on site. Brochure plans are often not to scale, so rely on the dimensions shown.
- Centreline vs clear dimensions. Plan dimensions are often measured from the centreline of the walls. The usable space is slightly smaller once wall thickness is taken into account.
- Building and land area. Match the plan with the areas stated in the brochure. House types and areas are explained in What House Types Mean.
Reading Sunlight and Airflow
Use the north arrow to estimate the sun's position:
- The east side gets soft morning light, suited to bedrooms or dining areas.
- The west side gets stronger afternoon heat, best shaded by overhangs, canopies, or plants.
- Openings facing each other allow cross-ventilation so the house does not feel stuffy.
Understanding Room Zones
A good floor plan usually divides the house into three zones:
- Public zone: the terrace and living room, where guests are received.
- Private zone: bedrooms and the family room, ideally not directly visible from the front door.
- Service zone: the kitchen, laundry and drying area, and bathrooms, ideally reachable without passing through the living room.
Floor Plan Checklist Before Buying
- Bedroom size. Make sure there is room for a bed, wardrobe, and space to move. As a reference, a queen bed is generally 160 × 200 cm.
- Number and position of bathrooms. Is there an en-suite in the main bedroom and a shared bathroom that is easy to reach?
- Stair position. For two-storey homes, check whether the stairs are too steep or take up too much space.
- Carport size. Make sure it fits your vehicle with room to open the car doors.
- Service area. Is there adequate space for laundry and drying?
- Storage. Is there room for wardrobes or a small storeroom?
- Room to expand. If you plan to add space later, check the remaining land and the building rules. This is explained in What Is a PBG?
Things to Remember About Brochure Floor Plans
- Furniture on brochure plans is only illustrative. Ask what is included in the home's specifications.
- Ask for the technical specifications, such as floor, wall, and roof materials and electrical capacity.
- Ask about the layout change policy if you want to adjust the floor plan.
- Visit the show unit if available, as sizes on a plan feel different in person.
