The land certificate is the most important document in any house or land purchase. Unfortunately, cases of fake, duplicate, or disputed certificates still occur. That is why checking a land certificate's authenticity before a transaction is a step you should never skip, especially when buying a resale home or land from an individual.

The good news is that you can now do the check yourself from your phone. This article explains how to check a land certificate online and at the land office.

First, Know the Difference: Analog and Electronic Certificates

There are currently two forms of land certificate in Indonesia:

Analog certificates, the paper booklet certificates most people are familiar with.
Electronic certificates, issued by the Ministry of ATR/BPN as electronic documents with a QR code for verification. According to ATR/BPN data, more than 6.1 million electronic certificates were in circulation as of October 2025.

Both are valid, but they are checked slightly differently.

Method 1: Check Through the Sentuh Tanahku App

Sentuh Tanahku is the official app of the Ministry of ATR/BPN, available on Google Play Store and the App Store.

    Getting started:
    1. Download and install the Sentuh Tanahku app.
    2. Register an account with your details and an active email, then activate it via email.
    3. Verify your identity with your e-KTP to access more complete certificate information.

For electronic certificates: choose the document scanning menu, then point the camera at the QR code on the certificate. The app will display the certificate data registered with BPN.

For analog certificates: choose the land parcel search menu, then enter the type of right, land office, village, and the title number printed on the front of the certificate. The app will show the parcel's location and type of right.

If the data is not found or does not match, for example a different name, area, or location, do not proceed with the transaction until the land office has clarified it.

Method 2: Check at the Land Office

The most reliable method is a certificate check at the land office covering the land's location. This matches the certificate against the land register at BPN, including whether the land is mortgaged, blocked, or in dispute.

The certificate check service at the land office costs Rp50,000. In practice, this check is usually carried out by the PPAT before the deed of sale is signed.

    Method 3: Through a Notary/PPAT

If you buy a house or land through a PPAT, a certificate check is part of the process before the AJB. The PPAT will examine the physical certificate and match the holder's name, title number, area, and location against supporting documents such as the ID card and land tax notice (SPPT PBB). The AJB is explained in PPJB vs AJB.

    Warning Signs to Watch For

The data cannot be found when checked in Sentuh Tanahku or at the land office.
The holder's name differs from the seller's identity.
The area or location does not match the land on the ground.
The seller refuses a certificate check or pushes for a rushed transaction.
The price is far below market without a clear reason.

Safety Tips Before Buying a House or Land

Do not use unofficial third-party apps or certificate-check services. Use Sentuh Tanahku or visit the land office.
Never share the password or OTP for your Sentuh Tanahku account with anyone.
Check the PBB status and make sure there are no arrears.
Understand the type of right, whether SHM or SHGB. The difference is explained in SHM vs SHGB.
Use a PPAT for the transaction, so all checks and documents follow the proper procedure.

A breakdown of the costs of buying a house is available in The Cost of Buying a House in 2026.
